The look is further enhanced with the “ships captains” front doors and the continued use of the caulked teak decking inside the entrance and stairs and the handcrafted steel balustrade capped with a chunky teak handrail. The entire entrance foyer is back dropped by a massive random bookleaf limestone wall.
The luxuriously appointed 4 bedrooms and 2 bathrooms on the ground floor are discreetly hidden from the main entrance and are accessed via travertine covered floors that also lead to the home theatre/games room. The games room has a massive full width window that abuts and looks out over a substantial in ground spa and pool to capture the panoramic ocean views beyond. All rooms feature polished timber door frames with a negative edge detail negating the need for architraves. A nice touch is that all this timber joinery has been machined from the roof timbers recycled from the old demolished house.
Back at the front, the house can also be accessed by the triple car garage that features a highly polished concrete floor and enormous storage loft above. Adjacent to the entrance from the garage to the house is a conveniently located dumbwaiter to take the days shopping upstairs.
Climbing the floating timber staircase brings you to a breathtaking and immediate sight of sand hills that look as if you could jump out onto them and the rolling shore break beyond. This wonderful vista is created by using a frameless stackable glass window system that allows the Alfresco balcony to open fully to the elements. Tracks for this system were fitted into a bulkhead above & stepped down into marble below to make a seamless operation.
The Alfresco can in turn be either opened to or closed from the living area by 2.4m high and 6m long bifold doors, making it possible for the entire open plan top floor to partake in the ambience of the shoreline scene. Two adjacent balconies can also be opened up with bifold doors to make the entire home feel like “balcony” living with privacy being maintained through the use of wonderfully nautically designed artistic screens.
The rooms in this open top floor are defined by massive vaulted painted timber ceilings with subtle trough lighting soaring above beautiful travertine floors. They comprise of the living room with it’s feature black marble fireplace breast & a huge plasma TV on a swivel bracket that can turn to face any of the adjacent rooms. Also a meals area that can accommodate a table for 12 and a beautiful airconditioned wine cellar with glass doors to see your collection in exquisite cabinet work.
As well on this level is the huge kitchen where every appliance including the fridge, freezer & dishwasher is integrated in with the cabinet work and a walk in pantry where the dumbwaiter terminates. There is a study that faces the ocean and is framed from behind by 2 massive full height cedar doors that open out to a Julliette balcony, these doors together with the open Alfresco allow the entire home to be ventilated.
A separate & private powder room and sumptuous master suite finish the top floor. The master suite having more wonderful views from the bedroom as well as from the actual en suite shower. The dressing room is accessed from the en suite and all rooms can be closed with large timber and etched glass cavity sliding doors to create privacy.
The home has also been designed as a water wise residence utilizing the following features;
- It has a rainwater collection tank fed by the gutters
- All the gardens and lawns utilize a subterranean irrigation system that prevents evaporation and uses 40% less water than the traditional above ground sprinkler systems
- The plant selection has been done in keeping with a water wise garden using olive trees, flaxes, natives, etc.
- All garden beds are mulched
- Custom made soil mixes to a depth of 600mm were used to retain moisture
- All the water features are recirculating
- There is only a very small amount of lawn & the selected Palmetto lawn is one of the most water efficient species
- The rear brick paving has been laid falling back into the pool to collect rainwater
- The pool has automatic drainage and automatic filling – meaning that the hose will never be accidentally left on
- The dishwasher is “AAA” rated
- The toilets are the newest 4.5l/3l dual “Smart” flush cisterns, one of the most economical on the market
- Two strategically placed instant hot water units to provide quick access to hot water to minimise water run time
- All the hot water pipes are lagged to prevent heat loss and therefore also minimise water run time
- During construction all water used for construction was obtained from drums so taps were not left running
- The concrete slab was cured with a PVA spray – not water cured
