The 890m2 site fell away considerably from the road so in order to keep the house ‘sitting proud’ & not look like it was down a ditch we built it up on retaining walls. This also gave the added bonus of the ground floor level being substantially higher than the natural ground level in the rear yard which in turn negated the need for a pool barrier fence as the pool was over 1.2m above ground level.

The ocean views while there were not panoramic so careful attention had to be made to maximise what views were available. There is no sewer available in this area so we incorporated a new tech system that converts all grey & black water into clean water to irrigate gardens & lawns.

The fairly understated, unpretentious facade conceals the bulk of what is a very large house. The design incorporates a large underground cellar, a dedicated theatre room, study, 3 separate internal & 2 external entertaining areas catering for adult children & parents, triple car garage, 4 bedrooms, 3 bathrooms, 2 powder rooms, formal dining & a kitchen that’s the envy of every Master Chef. And what 3 level home would be worth living in if you didn’t have a lift to get from top to bottom? Outside abutting the ground floor alfresco is a stunning family pool with a beautiful waterwall backdrop providing a splendid visual termination.
