STEP 1 | First Enquiry
Our journey together begins at your first inquiry, and it will span across the design process, construction, your full warranty period and beyond.
You’ll be on first-name basis with your dedicated team, who are all under one roof for an organised, streamlined and stress-free design and build process.
STEP 2 | INITIAL DESIGN
We match each client with a hand-selected team of architects, designers and trade professionals who can translate their dreams and desires into a personalised, custom home design of any aesthetic or style.
From the first design interview through to initial sketches, floor plans, elevations, and cost estimates, your carefully curated team will be in constant communication.
STEP 3 | PLANNING APPROVAL
Brian Burke Homes are able to liaise with your local authority on your behalf to ensure your home complies with the often complex and restrictive council planning and building approval requirements.
Your team will prepare the detailed plans submitted to process your planning application and achieve approval.
STEP 4 | PREPARATION OF YOUR DRAWINGS
Translating your design plans and elevations into structural working drawings and creating your detailed schedule of finishes and specifications is an exciting milestone.
We can then gather firm quotations from our team of regular trades and suppliers and present you with a fixed price building contract for your new home, ensuring no “hidden” cost overruns.
STEP 5 | COMMENCEMENT OF CONSTRUCTION
Finally, it is time to sign the building contract and promptly commence construction.
We will submit all of the structural working drawings, your contract, and your schedule of finishes to the local authority to obtain a building licence and introduce you to your team of onsite professionals and office staff who will be on hand to ensure everything flows smoothly.

STEP 6 | COMPLETION AND HANDOVER
The final handover is the very last stage of any build, in which you officially take ownership of your brand new home.
We’ll contact you to arrange access for a prehandover inspection.
Our client handover pack will contain your certificate of occupancy, warranty and instruction documentation for appliances and fixtures, along with any other documentation from service providers.
All that’s left for you to do is enjoy your beautiful new abode!
